CAVATINA Group is a developer, general contractor, in the field of construction and fit-out. In addition, the group has its own architectural studio, where every day nearly 100 employees work in Poland and abroad.

The CAVATINA Group focuses its core business on the office property segment. Created and led by Mr. Michal Dziuda - the main shareholder, a longstanding President and currently - the Chairman of the Supervisory Board of the Murapol Holding Company. The CAVATINA Group is a financially and organizationally independent entity.

CAVATINA’s first real estate project - the Equal Business Park, has been carried out in 3 stages in Krakow. The office has over 48 000 m² of leasable area. Subsequently, the Group’s portfolio of active projects rapidly reached the threshold of 100 000 m² of GLA. Currently, the CAVATINA Group is in the process of acquiring new properties, that will allow to start the construction of further office buildings in 5 biggest Polish cities in Q2 of 2018, totaling the GLA of 225 000 m² in the market. Such a growth rate for the CAVATINA Group is made possible - on the one hand, thanks to the great operational experience of the Owner, who during the last 15 years has created one of the biggest development companies in Poland, and on the other hand thanks to a unique budgeting system, allowing to achieve higher-than-average margins on the implemented projects.

Proven operation diagram

The strategy of CAVATINA Group relates to the proven and effective business model implemented by its Founder in several dozen development projects. Those project further upgraded in CAVATINA Limited – a subsidiary to the CAVATINA Company – responsible for its know-how collection and implementation.

Firstly, what makes the business model a successful one, is a just-in-time land acquisition process, not allowing maintenance of ineffective land banks, bringing forward preliminary agreements with a postponed payment term until the building permit is received. Secondly, the model assumes a unique budgeting system underpinned by low levels of expenditures whilst delivering the highest quality and design. The investment area is located in the developing parts of the city on Fabryczna Street in the proximity of office and service buildings. The complex consists of 2 rectangular structures. The tall one – resembling the shape of a triangle, consists of 12 aboveground storeys (from the 3rd to the 14th storey), with office facilities, designed on a 3-storey tall structure in a polygonal shape, designated for parking spaces.

The curved glass façade of the tall structure has been designed to work in the “double-skin” mode. The main entrance to the Building with the parade external stairs, are located more or less in the taller building axis, whereas the entrance to the garage – deep within the plot on the southern side of the complex.

CAVATINA Film Production is involved in film production on an international scale.

Complex project of redevelopment and revitalisation of 15 hectares of Bielsko-Biała down-town.

The project aim is transforming busy 3rd May and Zamkowa Streets into the main city parkway and Wojska Polskiego Street (a former market square) into a main public space of the city. Moreover, a historic block tenant-houses architecture of Cyniarska and Mostowa Streets will be rebuilt.

Works around 3rd May and Zamkowa Streets will include moving of the long distance traffic route into a road tunnel merged with an existing railway tunnel. The extra space gained above the tunnel will be used to build a walkway connecting Esperanto Square with Chrobrego, Teatralny and Żwirki i Wigury Squares. These changes will create a unique urban space encompassed by historic architecture including Sułkowscy Castle, Polish Theater, Polish Post building, President Hotel, Old Factory museum and Karol Korn tenant houses.

Revitalisation of Wojska Polskiego Street (former market square) includes demolition of overground parking, rebuilding of the square surface, introducing green areas and small architecture and building an underground parking lot. These actions will aim at restoring the representational role of former Biała Square.

Rebuilding the original architecture between Biała river and Cyniarska and Mostowa Streets will require demolition of Klimczok shopping mall (a derelict 80’s development) together with a part of the former Finex factory. In the regained space the traditional down-town block architecture will be restored and important public function development will be introduced ie. opera house, philharmonic or museum building.

The project includes versatile analysis including the following areas: traffic, public transport, space availability, historical context, redefinition of public spaces, developing new architecture, pedestrian routes and green areas.

EQUAL BUSINESS PARK B WITH A DOUBLE PRIZE

Cavatina building Equal Business Park B won the title of the "Best Office Building" and the "Grand Prix" prize in "Atut Krakowa" contest.

The announcement of the results for the best office buildings in Krakow took place during the event organized on 5th December 5 at the Krakow City Hall. The winners were selected during an online vote, which was conducted among companies from the BSS sector.

The awards ceremony was preceded by a discussion on the development of the office market in the city in which participated: developers (Marta Wybrańska from Avestus Real Estate, Radosław Jurek from Pawo Group), office agents (Anna Galicka-Bieda from Colliers International, Monika Sudecka-Karaś from Knight Frank and Włodzimierz Jędruszak from Fisheye Properties) and a representative of the City of Krakow (Rafał Kulczycki from the City Development Department).

The winner in the category for the most interesting office building in Krakow was Equal Business Park (building B). Architects Mariusz Chrobak and Piotr Jasiński from Cavatina & Partners were responsible for the architectural design. The opening of the building took place in July 2017. Equal Business Park complex is located in Krakow at Wielicka street. The usable area of ​​the office building is 23 892 m2.

Equal Business Park B was awarded with a distinction in the Property Design Awards 2018 event during 4 Design Days in Katowice

The event took place on 15th March. The jury assessed the projects, which were completed in 2017. The competition included two main categories: architecture and interior design. Our building was awarded with a prize in the category Architecture of Office Buildings. The prize is the second one granted to Equal Business Park B office complex. In December 2017, the building, designed by Cavatina & Partners was awarded the title of the Best Office Building and the Grand Prix prize, in the contest Atut Krakowa, organized by the municipality of Krakow and Eurobuild Conferences magazine.
